Our Story

Since 2015, Home Watch Is All We Do

Back then it was the only agency doing it. Today it works with more home watch businesses than any other agency in the country.

Glenn Sojourner

Glenn started Home Watch Marketing in 2015, back when most people outside the industry couldn't tell you what home watch was. He was the only one building an agency around it. A decade later it's still the only industry he works in, and Home Watch Marketing serves more home watch business owners than any other agency.

Since then he's had conversations with more than 200 home watch owners and works with over 150 businesses across the U.S. and Canada. Some came to him before they'd settled on a business name. Others had been running for years and needed their marketing to catch up with how much they'd grown.

In 2012, I met Jack Luber, the founder and Executive Director of the National Home Watch Association, at a business networking group I ran in Charleston, SC. Jack had expanded his home watch business, Coastal Carolina Home Watch, into the Charleston area. I also had a marketing business, Charleston Internet Marketing. We talked then about working together on his web presence, but he already had someone handling it, so the conversation ended there — friendly, but with nothing to build on yet.

Three years later, my phone rang, and it was Jack. He wanted to know if I was still doing websites, which I was. That call turned into a working relationship with the Association that began in 2015 and has continued ever since. It put me in front of the home watch industry. Everything I've built since — the client work, the conversations with 200+ home watch business owners — traces back to a follow-up call from someone who remembered a conversation from three years earlier.

Industry Knowledge

What Ten Years in One Industry Actually Buys You

Any agency can build a website. What they can't do on day one is know your business. We've been at this since 2015 — longer than anyone, with more home watch owners than anyone. Here's what nobody has to explain to us:

  • The snowbird calendar. When your market fills up, when it empties out, and when homeowners start looking.

  • Hurricane season. What owners need to send before a storm, and what they need to send after one.

  • What homeowners actually type into Google. It's rarely “home watch,” and the words change from one region to the next.

  • Insurance and documentation. Why your reports matter, and why your website has to show that you take them seriously.

  • NHWA standards, and what belongs on your site because of them.

  • The trust problem. You're asking a stranger to hand you keys to an empty house. Your website has to answer that before the phone ever rings.

Who We Work With

Two Kinds of Home Watch Owner

Just Getting Started

You've got the idea. Maybe an LLC, maybe a name picked out. What you don't have is a website, a Google listing, or any real sense of whether your town has room for another home watch company. We start at the beginning and we don't assume you already know any of this. Most of our clients came to us at exactly this point.

Already Running

You've got clients, a route, and more work than hours. Marketing has been the thing you'd get to eventually, and now a competitor is sitting above you on Google. We take it off your plate and scale it — more communities covered, content going out on a schedule, and your name coming up in AI answers when homeowners ask who to hire in your area.

Why AI

The Way People Search Changed

For twenty years, finding a local business meant typing something into Google and picking from a list. That still happens. But a growing number of homeowners now just ask. They ask ChatGPT or Gemini or Perplexity who watches houses in their area, and they get back a short answer naming two or three companies.

If you're not one of those names, you don't get a second chance at that search. There is no page two.

We started building for this early, which is why AI visibility runs through the whole system rather than sitting on top of it as an extra.
